tenir moltes consideracions sobre la taula, ja que \u00e9s un dels punts m\u00e9s delicats, que pot fer que qualsevol persona entri en greus conflictes legals si arrib\u00e9s a incomplir per simple desconeixement dels termes i de les condicions en qu\u00e8 es realitzar\u00e0 el contracte i podria arribar fins i tot a generar problemes de tipus monetari incorrent en multes o en diferents accions que poden ser costoses i perilloses per a la integritat, simplement per no con\u00e8ixer que ha de tenir un contracte a l&#8217;hora de signar-se o quin tipus de contracte s&#8217;ha d&#8217;executar d&#8217;arrendament sense cap excepci\u00f3 ha de contenir alguns \u00edtem que s\u00f3n indispensables perqu\u00e8 tingui validesa i perqu\u00e8 no es converteixi en un paper inservible, que far\u00e0 nom\u00e9s que es torni un problema legal de m\u00e9s envergadura, ja que si no els t\u00e9 es podrien presentar mil confusions que nom\u00e9s faran que es torni una infinitat de problemes, que un rere l&#8217;altre aniran apareixent i que no deixaran res de bo ni per a l&#8217;arrendador ni per al llogater.<\/p>\n<p>Aix\u00ed que algunes regles fonamentals s\u00f3n la revisi\u00f3 dels seg\u00fcents \u00edtems, que faran que un contracte sigui leg\u00edtim i tingui el pes legal que ha de tenir.<\/p>\n<ul>\n<li>Data d&#8217;iniciaci\u00f3 del contracte, per fer el recompte dels terminis i de el temps final sense problemes.<\/li>\n<li>Identificaci\u00f3 de l&#8217;arrendatari, que ha de contenir el nom complet de qui deixa les l&#8217;immoble i les dades d&#8217;identificaci\u00f3 com el n\u00famero d&#8217;identificaci\u00f3 i les dades b\u00e0siques de contacte.<\/li>\n<li>L&#8217;arrendatari tamb\u00e9 ha de tenir totes les dades completes dins del contracte, sent el nom complet i el n\u00famero d&#8217;identificaci\u00f3 l&#8217;\u00fanica cosa que donar\u00e0 validesa a el document.<\/li>\n<li>La identificaci\u00f3 completa de l&#8217;habitatge a arrendar \u00e9s vital per signar el contracte.<\/li>\n<li>Ha d&#8217;estar clar el c\u00e0non mensual d&#8217;arrendament i la forma de pagament, incloent els dies de termini m\u00e0xim per al pagament i el valor total de cada quota.<\/li>\n<li>El terme de durada del contracte, \u00e9s fonamental, ja que amb aquest es determinaran les cl\u00e0usules i tot el que envolta el document final.<\/li>\n<li>Determinaci\u00f3 de les despeses i acords, s&#8217;ha de deixar clar que pagar\u00e0 l&#8217;arrendador i qu\u00e8 ha de pagar el llogater, com les despeses d&#8217;administraci\u00f3 i serveis p\u00fablics .<\/li>\n<\/ul>\n<p>Finalment, un contracte d&#8217;arrendament no est\u00e0 llest sense que les dues parts signin el document, preferiblement amb com arrendador sigui el propietari real de l&#8217;immoble, fer un contracte verbal o no llegir per complet el contracte abans de signar-lo, no fer inventari i revisi\u00f3 de l&#8217; immoble abans de ocupar-lo, no deixar clara l&#8217;manera de pagament dins el document signat i avan\u00e7ar grans sumes de diners per diversos mesos
